The City is exploring a possible opportunity to develop rental homes (tentatively called Aberdeen Rental Residences) with varying depths of affordability.
About the opportunity
The proposed Aberdeen Rental Residences considers the development of one or more apartment buildings between 3660 and 3740 Sexsmith Road (see map on the right side). The introduction of this form of housing requires rezoning, and this will be informed by your feedback.
Ultimately, the objective is to build homes that will serve the needs of seniors, families, members of the local workforce and those living on fixed incomes.
Supportive housing will not be built on this site or on the neighbouring Cambie/Sexsmith lands to the south. That proposal was cancelled by Council in February 2025.
Early concepts envision one or more buildings being no more than six storeys, offering approximately 200 to 220 rental homes in a mix of studio, one-, two- and three-bedroom units.
The advancement of any form of development is largely contingent on the receipt of capital and operational funding from senior levels of government. At present, BC Housing has released an open call for funding through its Community Housing Fund (CHF) Program. The Program is designed to support housing delivery but also permits up to 30% of the gross floor area of a project to be made up of non-residential uses. These uses may include local stores, small office spaces, childcare facilities, and community and recreational uses.
Projects funded under the CHF Program are ultimately operated by non-profit housing operators. The City has accordingly released a request for expression of interest (RFEOI) to identify a non-profit housing operator with whom the City would partner to submit an application for CHF funding.
